As we have been active in the marketing of property in this area for more than one hundred years, you should feel free to call on our expertise.

In particular we find many English purchasers have limited knowledge of the Scottish system. The Scottish legal system is completely different to that south of the border, and no solicitor in Scotland can act in England or vice versa, unless they are dual-qualified. Many of our English visitors do not appreciate that the legal contract for purchase in Scotland happens at a much earlier stage than that in England, consequently it is important that funding is in place when a purchaser submits an offer.

To make a purchase, the following steps need to be undertaken:

1. We will advise from our experience on whether the property represents good value, and what the potential pitfalls might be.
2. We will negotiate with the sellers to see if a price can be agreed. If there is a significant amount of interest in the property, it is possible a closing date will be fixed. On the closing date all interested parties will submit their best offer for the seller's consideration.
3. On hearing that your Offer is to be successful we will arrange a survey, and discuss the various types available to you.
4. Assuming the survey is acceptable we will then proceed to conclude a contract with the sellers. This can take between one to two weeks. On conclusion of the contract you will be legally committed to the purchase, and will have to pay the money on the date of entry, which is often one to three months ahead.
5. On the date of entry you will require to pay the full price, failing which you will be liable for interest and damages.

These are the basic steps in a purchase transaction, but of course there are many variations! We would hope to guide you through the process without too much stress.
